The original living room became the new center hub of the house – a great room with an open kitchen, custom oak and upholstered banquette dining area, and hand-applied custom color plaster, all opening to the outdoor patio and pool. The tiny, tucked away kitchen turned into a cozy fourth bedroom. A linen closet became a powder room. The laundry area became a luxe Jack & Jill full bath; the former dining room served up a work-from-home space; the master bedroom gained its own bathroom transforming it into a very private primary ensuite with a set of french doors opening it to a new relationship to the outdoors.
The existing pool was remodeled too, with custom-color plaster and tile, and the front, back and side yards were relandscaped with water sensitive plantings and mulch. Everything was updated, including plumbing, electrical, and roofing, yet original tudor details, like crown molding and the gable above the front door, remained. All fixtures and finishes were carefully chosen, with lots of unlacquered brass, vintage hardware, and other small touches throughout.
By relocating the kitchen and repurposing several rooms, we gained a fourth bedroom and half bath without adding any square footage. Bonus, we completely shifted the look, feel, and flow of the original broken up floor plan creating a much more comfortable, functional modern family home.
